  1. What kind of pets do you allow? Do you permit exotic pets?
    Only domestic animals are permitted.
  2. How many pets may I have?
    Residents are permitted no more than 2 pets.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Pets weighing 1-25 lbs. require a $400 pet deposit. Pets weighing 25+ lbs. require a $500 pet deposit. $150 of pet deposits is non-refundable. There is an additional $10 monthly pet fee to be paid with monthly rental payment.
  4. What must I bring with me to tour an apartment?
    Guests are required to present a valid driver’s license to tour our community.
  5. What are your fees and monthly charges?
    Unit deposits range from $125-$325. Rental rates range from $1039-$1769. Rates subject to change without notice.
  6. What are the income and credit qualifications?
    Applicants & all occupants must meet criminal history criteria. Monthly income should exceed 3 times the monthly rental rate of desired unit. Proof of said income is required at the time of application. Applicant’s credit should be favorable, considering all other criteria.
  7. What is acceptable “proof of income” to sign a lease?
    Current bank statements, retirement, social security, most current tax returns.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Roommate's application will be declined & will not be permitted to reside.
  9. Is my security deposit totally refundable?
    Deposits are refundable if the vacated unit is deemed to be in acceptable clean condition without damages.
  10. If I get a job transfer, can I break the lease?
    Residents are required to pay a reletting fee as well as provide a 30-day written notice.
  11. Can I change to a month-to-month lease plan after my first year?
    Residents will have a month-to-month option upon completing lease agreement.
  12. What utilities are included in my lease?
    Utilities are not included. Residents are required to pay water, electric and luxury utilities such as internet, cable, satellite or telephone.
  13. How long is the term of the lease?
    Minimum lease term is 6 months which requires an additional $50 monthly premium to be paid with monthly rental rate. All published pricing is based on a 12 month lease term.
  14. Do you accept leases for short terms?
    Short term leasing is not offered.
  15. Am I required to have renters insurance?
    A copy of current renter's insurance is required upon move in.
  16. Do you offer furnished apartments?
    Furnished units are not offered.
  17. Do you offer corporate apartments?
    Corporate units are not offered.
  18. If something needs to be repaired in my apartment, how do I report it?
    Residents MUST report ALL maintenance requests to the office via phone, voicemail or email.
  19. When is my rent payment due?
    Rental payments are due on or before the 1st day of each month
  20. What day of the month am I liable for a late charge?
    Rental payments received after the 3rd day incur late fees as stated in Lease Contract.
  21. Will you accept electronic payments from my bank?
    Electronic payment option is not offered. Upon move in, we accept online ACH payments. See leasing office for details.
  22. Is there a place where I can pay my rent after office hours?
    Rental payments may be deposited in the “drop box” located at the leasing office.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Any guest staying longer than 3 days must register at the office. A guest staying longer than 30 days will be considered a “resident” and MUST complete an application and submit deposit.
  24. Do you have reserved parking?
    Parking is first come first serve unless otherwise stated by signage.
  25. I have a motorcycle, where can I park it?
    All vehicles MUST be parked in a proper parking space. Vehicles parked in a fire lane will be towed at owner's expense.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes. All guests staying longer than 3 days must be registered with the office.
  27. Can I install my satellite dish at my apartment?
    Satellite dishes are permitted with a signed Satellite Addendum, Satellite Policies and Satellite Deposit of $250.
  28. Do you have cable services?
    The Augusta at Gruene's cable providers are Spectrum or AT&T.
  29. Does the property have a swimming pool?
    Yes. A resort style pool / hot tub is available to residents.
  30. Does the property offer on-site recycling?
    No. Onsite recycling is not available. Recyclable items may be taken to the downtown recycling center located on Castell Street.
  31. Are gas grills permitted at your property?
    Gas and Charcoal grills are NOT permitted by ordinance of the City of New Braunfels. ONLY electric grills are permitted.
  32. Is there any additional storage space available at your property?
    No additional storage is available.
  33. Are residents permitted to paint their apartment?
    Yes. Accent wall paint is permitted. Deductions from security deposit upon departure may apply.
  34. Will you accept my delivery packages for me?
    Packages may be accepted by office staff. In the event the office is closed, packages will be returned with courier.
  35. Do you have a list of Preferred Employers?
    No, there is not a list of Preferred Employers.
  36. Where do I register to Vote?
    Voting polls are published in the local newspaper and posted in front of the office on voting day.
  37. How is your property different from the competition?
    We are a single story community with attached 1 or 2 car garages. We have been voted #1 Apartment Community in Comal County. Additionally, our community offers daily activities such as book club, bible study, community coffee and a variety of card and domino games. "Social Hour" every Friday evening!
